What is a Buyer’s Agent?

A buyer’s agent will alleviate the stress and emotion as well as saving you time and money when buying property. A buyer’s agent’s sole focus is to locate and purchase the best available property to suit your needs, at the best possible price and on the best conditions.

What’s the difference between a Buyer’s Agents and a Real Estate (Selling) Agent?

The most important difference is that a buyer’s agent represents you the purchaser, while a selling agent represents the vendor. A buyer’s agent will secure the property for you at the lowest possible price while the seller’s agent’s goal is to achieve the highest price for the vendor.

Do you ever represent the vendor when selling a property?

We never sell property or accept commissions from vendors, developers or their agents. We have no vested interests and work purely for our clients.

Why should I use a Buyer’s Agent when I can do it myself?

We are experienced in the property market and have the skills to ensure you are in the best possible position in this competitive environment. We will save you time, money and costly mistakes by representing you with the experience and expertise of a property professional. Are Buyer’s Agent’s fees taxes deductible?

If you are buying an investment property, the cost of using a buyer’s agent is generally tax deductible as it forms part of the acquisition or cost base. We recommend you seek advice from your accountant to check on your personal situation.

Do you specialise in a particular area?

We operate throughout Brisbane. We service all areas within a 15km radius of the Brisbane CBD.

What happens if I change my mind on the initial brief once I engage you? Do I have to pay another engagement fee?

At our initial meeting we will work with you to fully understand your needs so the likelihood of you changing your mind is reduced. Should you change your mind significantly and subject to how long we have been searching, then there may be a review of your fee. This would cover the time already spent on the search.

Our number one priority is to ensure you are completely happy with your property purchase.

What if I find a property myself after I have engaged your services?

Many people keep an eye on the property market even after they have engaged our services. If you do find a property that we haven’t seen, then we will provide a full appraisal to ensure the property ticks all the boxes. Once Location One services have been engaged, fees are applicable, even if you find a property.

We will help you make an informed decision to ensure you are paying the right price without being swayed by emotions.

How long does the process take?

Ideally our goal is to minimise the time in purchasing the property. However it does depend on the properties available. We will always encourage waiting for the right property rather than buying one quickly that might not be right.

Can you access properties that are not on the market?

Yes, definitely. We have a network of local real estate agents and contacts that allows us to know about properties that are about to come on the market and private sales. This significantly broadens your options when we are conducting the property search.

We are flexible and will tailor our services to your specific needs along with working closely with you to ensure that you settle quickly into your new home.
